Finding your ideal business location can be very time-consuming. Once you find it, navigating negotiations for the best deal can be daunting. No one understands that better than Lauren Miller, vice president and commercial real estate agent for J. Wayne Miller Company. Family-owned and operated, the company has been the go-to source for leasing and sales of commercial real estate for over 25 years, serving a variety of businesses, large and small, including retail, industrial, and office properties.

“I’m working with a lot of different clients right now,” says Lauren, who not only helps run a busy family business but is also an active member of the Seminole County Regional Chamber of Commerce, chairing its Altamonte Springs Council.

“Every client who comes to me is totally different, so I need to understand their specific needs. If they have an existing location, I’ll visit it first to see what’s working and what is not. Then I’ll look for special features they may require and want. For example, do they need an overhead door, more square footage, or main road frontage?”

At that point, Lauren will discuss budget, taking into consideration the client’s plan for growth and what term of lease they want.

“We can provide short-term, month-to-month leases in our company-owned business park or look at long-term leasing or purchase options,” says Lauren. “If we don’t have what’s required at one of our own properties, we’ll look elsewhere until we find the best deal for our clients.”

Michael Kryger, an independent insurance agent decided to go into business for himself. He scouted around and made calls when he could, until one day he saw the J. Wayne Miller Company ad in Altamonte-Wekiva Springs Life.   

“I was floundering,” recalls Michael. “I had no idea where to start. Lauren’s ad just spoke to me.”

On July 3, Michael called for a free consultation. 

“It was seamless from there on, “ says Michael. “Lauren put together a list of optimal locations based on my business needs and budget. After looking at just six properties, Lauren had found the perfect location in an area I would never have expected to look for on my own – and it was just two miles from my home. She handled all the negotiations with the landlord and by August 1, I was in business.
